How Often Should I Have My Roof Checked?

When you own a home, you know that it takes constant maintenance and even occasional repair to keep it in top shape. But, you’re probably putting most of your focus on the things you pay attention to each day or can easily see, including wear and tear on your walls or home exterior, plumbing, heating and cooling, etc.

One part of your house that you shouldn’t ignore when it comes to regularmaintenance checks is your roof.

While slate, copper, and tile roofs can last more than 50 years, their longevity depends on how well they are cared for over time. If you moved into your home not knowing how old the roof was, it’s even more important to get it regularly checked.

But, how often should you have it looked at by a professional, and what are the benefits of doing so?

When to Get Your Roof Checked

A good rule of thumb is to get your roof checked at least once a year, but some homes choose to get them checked twice a year. Arizona can have interesting weather throughout the seasons that can lead to damage on your roof quickly.

If you haven’t had your roof checked in a while, there are some tell-tale signs that can let you know it’s time to hire a professional, including:

  • A storm or other weather event has caused damage to the roof.
  • You have plants or vegetation growing in the gutters or out of the roof, itself.
  • You can easily see weak spots from the ground.
  • There are noticeable signs of aging.

While you can perform regular checks on your roof yourself, proper maintenance should  always be done by a professional. So, keep an eye on your roof to determine if it warrants further inspection.

Common Roof Problems

If you don’t get your roof checked often enough and don’t address any potential issues early, you run the risk of those minor problems becoming major headaches in a short period of time!

Some of the most common issues that can occur if your roof isn’t properly-maintained include:

  • Leaks that can appear in your home or running down the side of your home’s exterior
  • Moss growth that can compromise the structure  of your roof or house
  • Blistering
  • Broken gutters
  • Bugs or critters living in the roof or in the attic of your home

There are plenty of other problems that can occur, but these are some of the most common issues people face when they don’t get their roof regularly checked. Not only can these issues cause extra stress, but they  will undoubtedly end up being more expensive than getting your roof maintained and repaired at least once a year.
